Price matters more than ever. If the price doesn’t reflect current market conditions, buyers won’t bite. They have access to more data and more options than ever, and they’re quick to move on from listings that feel out of step. Your price doesn’t have to be the lowest, but it must make sense about what buyers are seeing and comparing in your area. Even small pricing adjustments can have a big impact.
Presentation shapes the buyer’s first impression. When a buyer walks in, they’re imagining their life in that space. If your home has deferred maintenance, strong colors, or clutter, it can distract from what the home actually offers. A clean, well-maintained, neutral space helps buyers focus on the home itself. It builds trust and creates a positive emotional response.
Promotion needs to be proactive. Today’s marketing goes far beyond a sign in the yard and a listing on the MLS. We use high-quality photography, social media campaigns, showcase placements, and targeted outreach to agents with active buyers. I’ve helped several sellers this year who had previously listed with other agents and weren’t able to achieve the results they wanted. The difference often came down to how the home was marketed.
